Double room on Pembroke Road garden flat

Hello! We are looking for a female flatmate to replace me (this is to keep the 50/50 balance we currently have) as I am moving into my own place.

Availability:
The room is available from Saturday 20th March and we would like the new roommate to be able to move in on that date or as close as possible please.

Bills:
This covers electric/water/gas/broadband and a twice monthly cleaner: £110per month
Rent (£480) comes out on 8th of the month and bills come out on 1st of the month.

The bedroom:
The room is an L shaped room with french doors into the garden. It will be freshly painted before you move in too. My current set up creates a sort of studio space with a sofa & tv space. The room is also tucked away from the rest of the flat which creates a bit of privacy. There is a pine wardrobe, small drawer unit and shelving unit up for sale (as I own them) if you would like them - we can discuss price if you come to view, otherwise the room is unfurnished.

Rest of the flat:
There is a bathroom and separate shower room, kitchen-diner which is very spacious and a garden. Garden has a grassed bit and paved bit at the back which we have had plenty of summer BBQs in - gets the sun till about 3/4pm. No-one in the flat smokes but as there is a garden you could smoke out there if you are smoker.

Flatmates:
Your flatmates will be Andy, Mike & Kes. Andy is a barber and has been in the flat for about 5 years, Mike is in recruitment and has been in for about 2 years and Kes is a personal trainer whos been in the flat about 7 months. All are sociable and enjoy walks/cycling/gym/socialising etc. Pre covid we would all go out for special occasions etc.

Area:
We are on Pembroke Road near Alma Vale road so Whiteladies is a 5 minute walk and Clifton Village 10 minutes, no. 8 bus stops outside which goes into town. Very convenient location.
