The Room - Double room (11'6" x 14'1" / 3. 2m x 4. 3m) - The bedroom has a high ceiling, nice features, decorative fireplace and is light and airy.

The whole flat was unfurnished and as such the room comes completely unfurnished.

Flat - First floor with neighbours above and below - both quiet and pleasant. The house is on a quiet road with quiet neighbours.

Large kitchen with washing machine, tumble drier, dishwasher, large fridge/freezer, gas hob, microwave, plenty of cupboard space. I currently store a bike in there too and theres space for another bike or so if needed.

Large living room with sofas, bookshelves, large windows, plenty of space for additional storage/furniture. There is a tv and equipment to get netflix.

Decent size bathroom with shower over bath. Large airing cupboard. Shower is mains so reasonable pressure.

Location - Cotham (north) - 2 minutes walk to Redland station, and various bus stops. Near Chandos rd for convenience stores and bars/restaurants. 5/10 minutes walk to either Whiteladies or Gloucester Road. Kensington Arms pub round the corner. Area is really quiet and pleasant. Parking is residents permit parking on street, easy road to park on.

The agents are Bristol ResLet who have so far been fine to deal with. The landlord lives abroad so everything is communicated through them. You'll need to be employed or have a contract to start for the referencing.

Costs -

Deposit is £724.89
Rent is £645 per month due on the 1st.
bills are £215.45 each (split 50/50 if there are any rises)
This should come down with the electric/gas being reduced soon though.

Bills include Broadband + phone line, Gas, Electricity, Water, and Council tax (Band D).
