Cosy Double, Unfurnished, Easton £500 all inc.

Hello there,

We have an unfurnished cosy double room available from now in our relaxed, three-bed household which is located just off St Marks Road in Easton. We have a private landlord so no agency fees and have rented it from him for 7 years. The room is available now as the previous occupant bought his own place, so his room is now up for grabs (he was here for 4 years).

Photos show the room furnished and unfurnished. The bedroom measures 3.35m x 2.20m with fixed wooden shelves along the door opening side and over the radiator. The future occupant also has a separate full-height landing cupboard, measuring 1.30m x 0.7m with a wardrobe rail and shelves for additional storage. The room window looks out over the rear garden and bathroom roof. The room is above the kitchen, so probably not best for light sleepers.

The house has a communal sitting room, with sofas, TV, wood burning stove and a connected dining room with French doors opening to the rear garden, which has decking, seating and planting areas, with a covered bike park /storage area and wood store to the rear. There is a galley kitchen, with utility area and bathroom beyond. The kitchen has a gas cooker, washing machine and drier, fridge, freezer and microwave.

We have Wi-Fi broadband, and all bills (council tax, gas, electric, TV licence, water, and internet) are included in the price (with fair usage of gas/electric applying). The bathroom has a large bath and separate shower with hard floors throughout the downstairs, while upstairs is carpeted.

We are very close to cycle routes and public transport links for Stapleton Road train station and buses with quick driving access to M32. As this is a terraced street there is no off-street parking but we are in a permit-free area. It is also extremely close to St Marks Road shops - Sweet Mart, bakery, restaurants and pubs – The Sugar Loaf and The Greenbank are two favourites.

I’m an archaeologist and Fergus is a teacher (not a couple) and we are looking for a professional to come join us. Most of the time during the week we are pretty busy doing our own work / social things, so tend to catch up when we can over a cuppa or while hanging out downstairs or occasionally going for the odd pint. We’re also both reasonably active and get out and about when we can (Covid regs dependent & we are both triple jabbed).

I ticked that we are smokers on the ad - both vapers, with any analogue smoking done out in the garden.

We would like someone for the room who is sensible, laid-back and sociable and are capable of doing their fair share in looking after the place as we like to keep things clean and tidy inside and out in the garden.

We like to function smoothly as a house, with good communications but do not live in each other's pockets. We are respectful of each other and especially of house security. We know our neighbours and the street has a nice vibe about it.
