Hi all, I’m looking for a student to replace me on my current accommodation.

The room up for rent is Room 4, not room 2 which is photographed - there was a last minute changeover. The house is council band tax B however this shouldn’t be an issue as a student house, it will be expempt from tax.

The house is a very nice space with an outhouse in the garden with an en suite, sitting space and a bedroom perfect for if parents stay or for mixing/djing as the other tenants have some CDJs set up permanently back there.

Great location, walking distance from the centre of Bristol and down the road from a Spar, Lidl, Aldi and Home Bargains! Free parking down the road, the house has its own gated driveway and the landlord is seeking planning permission to turn the front garden into another driveway.

There are currently 6 guys living in the house who all study music and have a love of raving and drum and bass so it would be good to get someone who has similar interests however this is not essential. Everyone is very friendly and welcoming and they’re a good bunch to be around.

The room itself gets a lot of sunlight and has a skylight in the ceiling with a lovely view of the garden. It’s right next to the kitchen and has a bathroom on the same floor that will be shared with one other tenant.

I have attached a price breakdown of the bills to the listing.

The landlord has stated that the new tenant MUST be a student. A security deposit will be required however this will be organised between the landlord and yourselves as well as signing any tenancy agreements.
