Large double room in a quiet new build house in Knowle (South Bristol). The room comes fully furnished with a double bed, wardrobe, desk, and chest of drawers. Everyone says the room looks bigger in person, which probably speaks to my photography skills more than anything else.

All bills are included, as well as tea bags and toilet paper (the essentials).

The house has a modern kitchen/diner with a washing machine. Upstairs there are three bedrooms, plus a family bathroom with shower and bath. Additional downstairs toilet. Large sunny back garden w/ BBQ and rear access. High-speed fibre broadband. Lockable bike storage is available on request.

Lots of on-street parking or I might be prepared to part with my driveway for the right tenant. Fantastic public transport links to Central Bristol, Bristol Temple Meads (train station), and Bristol Airport. Bus stop 1 minute walk away. 10 minutes drive to the train station, 15 minutes to the centre, approx. 25 minutes to the airport. Lots of local amenities; shops, swimming pool, gym, library, cinema, public parks, etc.

Ideal lodger must be employed full time, but full-time students are also fine. Smokers are fine but must go outside. Sorry, but no couples. Pets will be considered. LGBT friendly.

According to SpareRoom it's my responsibility to include the council tax band, which is C, but council tax is included in the rent so you can pretty much just ignore this.
