Description
I am looking for a lodger to share my home.
The monthly rent is £625 and this includes all bills.
The lodger’s area is upstairs and fully furnished. It includes a bedroom, a lounge with dining area, a kitchen and a bathroom.
There is a door at the top of the stairs (not lockable)
I live downstairs.
The lodger's large living room has a 6 seater couch, a large 'rise-up; coffee table, an area rug, a dining seating area for 4 people by the window with lovely views, and a sideboard with a smart TV. There is Netflix and Prime but no tv license.
The lodger's bedroom has a double divan bed, two bedside cabinets, a chest of drawers, ,a full size mirror, a wardrobe and another tall chest of drawers. There is also a blanket box by the window where you can sit with a view into the back garden.
The lodger's kitchenette has its own washing machine, tall fridge freezer, full size induction hob with extractor fan and an air fryer. Kitchen utensils are included-pots , pan, cutlery, plates and bowls, kettle, mugs, glasses , small dish rack, integrated recycling and bin,
The lodgers bathroom has a bath and an enclosed shower.
The main entrance downstairs is shared and the front door is keyless entry. (Fingerprint, FOB or code)
There is a shared clothes-drying pulley on the stairs.
There is shared access through my kitchen to the garden area.
I maintain the garden which is on 2 levels with seating in both areas and a hot tub which may be used as an optional extra by the lodger (and friends). If the lodger wishes to use it, there will be an extra charge of £10 a week each (split costs). I will maintain the hot tub .
Other than the hot tub, that all bills are included.
There is on street parking on a quiet side road nearby or opposite the house on the main road.
Newmilns has lovely river walks to next village or to Galston where there is a large Tesco.
There is also walking in the Lanfine estate.
Newmilns has 2 small shops, 3 takeaways , a few hairdressers, a dog groomer and a cafe.
Kilmarnock is a 12 minute drive and there are regular buses.
The beach at Ayr is half an hours drive away and Prestwick airport is a 20 minute drive.
Glasgow city centre is a 40 minute drive outwith rush hour.
Buses run frequently to Kilmarnock where there are connecting trains and buses into Glasgow.
I can also offer an optional weekly room cleaning service if wanted.
I have 3 dogs and one cat so an animal lover would be great.
Bills include Council tax, gas and electricity water, Sky and Netflix and a landline
