A working away tenant

I am rarely in the house. Sometimes 1 month away. When I’m in is only on school holidays. I am looking for a professional or mature student preferably as this is a family home sometimes used by family members. Use of everything in the house permitted from kitchen utensils, living room and garage if needed. Electricity and gas are a token so it all depend on the use as the house will be for their use only most of the time. When I’m home I will top it up. Wifi is available and works very well. .
The house is close to train station Kilwinning and stevenstone which is around 15 minutes walk. To Glasgow is 40 minutes by train. Shops are walking distance. Morrisons just a 5 minutes away. There’s a local shop a minute away. Security is good and quiet neighbourhood.
