Private suite in family home, own front door

My home has the benefit of a self contained annex. It has its own front door and en suite shower room with toilet. It is powered by electric and consequently this is not included in the bills. However price does include TV, broadband, water and council tax. It has a modern heater/AC with remote control and timer and an electric radiator and shower in the bathroom. Access to the washing machine in my house and drying space in the garden.
This property is classified as a bedroom in my house and consequently will be let as a lodging and not a tenancy.
It is clean and tidy and in a very quiet neighbourhood, yet only 10 minutes to the town centre and station.
I have a dog and you would need to access the property via my garden so if you don’t like dogs it may not be for you. It’s also handy if you can dog sit for me whilst I am away.
I would consider short term lets or even mon-fri, however it is not suitable for a couple or children because of its size and proximity to my living space.
We are in the CPZ so parking is on the street and a permit required between 8am and 6pm Mon-Sat
Cooking facilities are limited to a microwave combi oven, air fryer and induction hob, but there is a fridge/freezer. Current tenant uses an air fryer and eats well.
