Description

I have recently bought my own home and will be looking to get a lodger for the spare bedroom. Open to a rolling contract, short term or set term. I will be providing a lodger agreement rather than an AST (for mortgage and insurance purposes).

I am currently furnishing the spare room and organising getting my loft boarded for some light storage so pictures will be up in a few days. There will be a brand new ottoman bed and mattress and hanging rail included. I can provide a smaller rail if the one there is too big.
You are welcome to bring your own desk, chest of draws or bedside table if you need it. I didn’t want to add one in the room just yet incase you don’t like it.

The bed is a brand new 4ft small double ottoman bed with brand new mattress and mattress topper, so really needs to be 1 lodger not a couple who I let out to as you might find it quite cramped.

Just putting the ad up for now to gauge interest. I’m quite open to move in dates and waiting for the right lodger.

I work from home twice a week and work in the city 3 days a week. It would probably work best for someone who goes out to work or studies. I don’t mind some working from home but if we could work it so days don’t clash or it is limited. As the idea of getting a lodger is to help towards the house not increase the bills by 100%.

There is a lounge and large garden, parking on the drive for 3 cars. Dishwasher and washing machine in the kitchen. It’s a quiet and very safe area.

🚂Bedford station is only 22 minutes walk away. Train lines EMR and Thameslink ideal for Luton airport parkway and also trains into London.

🏥 The hospital (south wing) is about 37 minutes away by bus or an 8 min drive.

✈️Ideal for Luton airport which is 22 miles away takes around 40 mins to an hour to get there driving or 20 mins on train.

I’m a sociable person but also respect the need for space. You are free to use the lounge and kitchen as you wish. You will
Mostly have the main bathroom to yourself I may need to use it from time to time if I need a bath.

To be clear it’s deffo not a party house. It must be kept spotless. It really is a calm sanctuary after a long days work.

Best of all a huge garden, washing line and shed.

The house is well equipped it has a galley kitchen and dinning table, so there’s not much you will need to bring as I have everything needed ie pans, plates and cutlery etc but you are welcome to if needed.

Bills are included in the price. I have fast Wi-Fi 100/100mbps and a projector with Netflix, prime etc. There is also a cosy reading corner.

I also provide the practical things tea bags, toilet roll, kitchen roll.

I live here as the homeowner and I’m looking for a lodger to share my home on a lodger basis.

The house is calm, extremely clean and tidy and well organised, but it’s very much a lived-in home rather than a silent one. I enjoy friendly, easy conversation now and then, while also valuing independence and personal space.

I’m looking for someone who wants a place that feels like a home, not just somewhere as a short-term crash pad. The right fit would be respectful, tidy in shared spaces, and comfortable with clear house rules in an owner-occupied home.

Cooking is absolutely fine — I just ask that people are mindful of strong or lingering smells and use ventilation. I’m keen to keep shared areas pleasant and comfortable for both of us.

This would suit someone to rent out the room on a single occupied basis, who doesn’t have regular overnight visitors and is happy with a single-occupancy setup. I’m aiming for a straightforward, low-stress arrangement that works well for both sides.
