I own a homely 3-bedroom mid-terrace house with a beautiful garden, situated within a friendly cul-de-sac of Crown Wood, Bracknell. I rent out 2 of the bedrooms to supplement my income and enjoy the company that house sharing provides.

ABOUT ME & THE OTHER LODGERS:

I am female, 43 years old. Formally working as a Polo Club manager, then an Estate Manager and PA for HNW individuals, I now work part time (3 days a week) as a gardener – having exchanged long hours behind a desk for healthier hours out in nature! On working days, I am up at 5.30am, leave at 7am, home around 5.30pm and in bed by 8.30pm usually! I enjoy physical pursuits such as walking, running, swimming, horse riding and anything nature related. I also have a creative chip, getting excited by art, craft & design projects occasionally, and I have a curious mind that likes to delve into psychology, philosophy and other fascinating topics.

The house comes with a furry lodger too - my 14-year-old Jack Russell dog called “Milo”. He is a typical terrier with quite a character! He is now blind, from age related cataracts, and so lodgers who are considerate for his welfare are most important (i. e. don’t let the blind dog get out on the road, lol!). However, his ability to navigate the world without sight will inspire you and melt your heart… and his antics will make you chuckle!

All going well, my dog and I are planning to spend some time travelling around Europe this year in a motorhome, and so we will be away for some of the time.

I currently have fellow gardeners that I work with (a couple) lodging in the 1st bedroom. However, due to change of employment location, they will be moving out around mid June. So this room is now also available - as they are happy to move out sooner if I find a lodger wanting to take that room sooner.

THE AREA:
Situated within a cul-de-sac, the area is quiet and respectable with friendly neighbours. The house backs on to a serene, wooded area, and the local shops are a few minutes’ walk away. They include a Spar shop, a Morrisons local, post office, dental practise, doctor’s surgery and the Crown Wood Pub.
The Bracknell Leisure centre is close by, with its affordable gym, pool and running track. The Village Gym is also close by.
Bracknell train station and town centre are 5 minutes by car, 30 minutes on foot.
The M3 (junction 3) is 11 minutes away by car.
The M4 (junction 10) is 13 minutes away by car.

HOUSE SPECS:
The house has 3 bedrooms and I bathroom upstairs. I have the middle bedroom, and then there are two double rooms for lodgers either side.

Both lodger rooms have double bed with Tempur (memory foam) mattress, 2 bed side tables with drawers and 2 bedside lamps, double wardrobe, laundry basket, desk with drawers and upholstered chair.
Luxury bedding and bed linen is provided – silk lined 100% goose down duvet & pillows, and 1000 thread count linen.

The rest of the house is then shared communally and includes:

UPSTAIRS:
> Bathroom with over bath shower. Each of us has our own cabinet space and over-bath shelf for toiletry storage.

DOWNSTAIRS:
> Through the front door and you have a downstairs toilet and entrance hallway for shoe storage.

> Then into the kitchen/diner with a 6-seater dining table. Usual amenities such as a double electric oven, electric hob, microwave, integrated under counter freezer (plus large second freezer in the garden shed) and full-length integrated fridge (plus smaller second fridge in the garden lounge). Fully stocked with various appliances, cookware and dining ware for us all to use, and each of us has our own private cupboards for food storage. French doors open out into garden.

> Designated laundry area with washing machine, tumble dryer, drying rails and wall-mounted fold out ironing board.

> The cosy lounge has a large screen TV with Sony home cinema surround sound and Virgin Media Tivo box with TV channel package. Patio doors open out into the garden.

> GARDEN: The lounge and kitchen diner overlook the landscaped back garden with the woodland beyond. My garden is a haven for plants and wildlife - you can spend time watching the visiting squirrels and birds and enjoy the resident family of fox cubs that use the garden as a nursery play area! The back garden is accessed through both French doors in the kitchen and patio doors from the lounge. There is a lovely pergola with outdoor lounge, and you can enjoy the sun all day as it moves around the garden. There is a BBQ and a Hot Tub. Perfect garden for meditation, yoga, or simply that glass of wine after work.

SAFETY
The house complies with the standards of an annual landlord gas safety certificate, and a carbon monoxide detector and smoke detectors are installed. New electrical fuse board was installed. Combi boiler for instant/unlimited hot water and thermostat-controlled gas central heating.

UTILITIES included:
Utility bills are included within the monthly rent, and so this includes the Gas, Electric, Water rates, Council tax, TV Licence and Internet/TV channels.
Wi-Fi throughout the house - up to 100mbs.

ADDITIONAL SERVICES - Cleaner £26 per month:
> A cleaner comes once a fortnight for 2hrs to clean mainly the bathrooms and floors. This cost is split between the 2 lodger rooms, and so works out at £26 per month per lodger. Any other cleaning that may be needed should be shared out between us, or we can ask the cleaner to do extra hours on an ad hoc basis if we all prefer. (Happy to discuss not having a cleaner if you prefer to do the cleaning yourself and save the extra cost)
> I look after the garden at no cost to the lodgers, however I would appreciate help with watering whilst I am away.
> Cleaning products and toilet roll cost to be split between us all.

RENT £750 per month:
A require a damage/rent deposit of £750 to be paid upfront. Rent is £750 per month and paid upfront for the following month. So a total of £1500 to be paid prior to moving in. However, I am happy to receive rent payment on a date that you choose, and so a pro rata rent amount covering up to this date can be paid before moving in.

Tenancy is subject to passing a Comprehensive Tennant Check with includes a credit check, income verification and a previous landlord reference. Hence working professionals preferred, and no students unfortunately.
No lodging couples I’m afraid, as I don’t wish to overcrowd the house. However of course partners are welcome to stay over occasionally.
Lastly, I would prefer a commitment of at least 6 months tenancy duration, to save disruption to all of us by changing housemates regularly.
