Note: there are four rooms, and when a vacancy opens up there will always be preferential pricing for the gender that would balance the numbers of tenants to 2+2. This is £10 less per week for that tenant until the next room changeover. Currently this discount is available to female applicants.

TAKEN. Bedroom 4. One medium 2F double bedroom with unique adult double loft bed to maximise space. Bright and airy, space for desk and chair or sofa if desired. Storage shelves, bedside table provided. Shared bathroom with one other.

Shared spaces: large spacious kitchen and dining area, dedicated cupboards and fridge-freezer spaces per tenant, well-equipped generally and white goods including dishwasher, washing machine, microwave, air fryer, double oven and hob, heated airer; outdoor garden including access for bicycles and charge point outdoor for e-bike or e-scooter; two parking spaces and garage (by negotiation); downstairs WC; large entry corridor, stairs and landings all public. Big, clean, warm modern house.

Rates rise over time in light with fair measures as published by the Treasury. Stays shorter than 3 months can be considered for a premium. Feel free to ask details about either.

Guests are fine including regularly but partners cannot consistently stay over / live in (simply due to HMO licensing triggers.) Young children come to stay (all tenants need to be aware they may potentially need to have a DBS check and / or social worker interaction.)

Bills are set from current direct debits set by providers and are currently £35pw payable each week with rent - real usage averaged over time will determine levels. Includes: private estate fees, Council Tax band E, gas, electricity, water, TV licence and 300Mbps broadband. Property is a large (144 sq m, EPC band C) modern three-storey townhouse directly between two others so is energy efficient despite being spacious. Continuous hot water.

Weekly cleaning of public areas is included and simple and mutually courteous rules apply in the public areas. Options (ask if needed) for a small extra fee include:
- bedroom cleaning option;
- 2 meals a day option;
- weekly laundry option;
- parking space option;
- garage secure storage option;
- working from home option.

No tobacco but vaping in private bedroom with door closed and window open is OK. Pets can be considered on a case-by-case basis for a premium. References are not required; in the case of plural possible tenants those with references are likely to be preferred. Obviously you'll need to provide Right To Rent documents in advance.

Tenants of any age, ethnicity, gender, religion, politics employment type, sexual orientation, dietary requirement, are all welcome - all are expected to ensure others feel safe and welcome in public areas, while each being entitled to freedom of expression. Live and let live :)
