Searching for a single professional, non-smoking, considerate lodger for a furnished double room to join 3-bed end terrace. Rent includes bills, assuming fair usage, for water, gas, electricity, council tax, and high-speed broadband (up to 900 Mbps).

YOUR SPACES: the room has a daybed that converts from a single (for space, entertaining, etc.) to a slightly-larger-than-double (155x190 cm). There is also a smart TV (2.1 speakers), two double built-in wardrobes, and a vanity/desk. Bed linens are provided. You will have private use of a toilet/cloakroom (shower/bath rooms is shared with me). You would be asked to clean your spaces and tidy-up after yourself in shared areas.

SHARED AREAS: spacious kitchen, dining and living room; shower/bath room is shared as mentioned above. Kitchen includes: dishwasher, American-style fridge/freezer, gas hob, double oven, microwave, air-fryer, toaster, washing-machine/dryer; utensils, crockery, cookware and glasses are shared. Living room includes: smart TV (5.1 sound system, PS2–4, Wii). Smart home. Well-maintained gardens with seating, fire-pit and charcoal BBQ.

PARKING/TRANSPORT: Communal off-street parking available. J10 M4 and J3 M3 are 10-minute drives. Closely situated to several bus stops that go to the station/central Bracknell; otherwise 40-minute walks. Local shops are a 10-minute walk, ALDI is a 20-minute walk.

ABOUT ME: I have two, well-behaved (I like to think!) indoor cats named Biscuit and Nutmeg; they are quite shy to start, but warm up eventually (they will leave you alone if you shut your door, if you wish).

I would describe myself as introverted, so happy to let you be, but also happy to share the sofa or a chat. I work from home most days, so am readily available to help as required. I enjoy cooking/baking, a few nerdy things like gaming and sci-fi/animated shows, collecting rocks, gardening and DIY – I am decorating/doing-up the house, so I am happy to take requests or help you personalise your room.

REQUIREMENTS: I would ask you to come view, so we might have a chat!

Proof of right-to-rent (such as passport). Work reference requested, and previous tenancy references are appreciated.

No couples; guests allowed but would appreciate only one-night regularly per week.

Deposit and first month's rent in advance, please (£1,200).
