Description

My name is Patrick. I am looking for a suitable person to be my new lodger in my clean and newly refurbished home.
The room is a furnished double room, with your own private bathroom next to it.

The house has all the usual stuff …washing machine, gas hob, electric oven, microwave, high speed broadband, , garden , outside patio and off-road parking. You can see from the photos what it is like and I am always improving it. If you have a bicycle, we can find storage for that too.

In terms of commuting;

Reading Train station is very well connected being a major national rail transport hub. From the house you can either ;
• Walk to Reading Train station in about 30 mins.
Take a bus from the bus stop 50 yards from the house served by numerous buses;
• The Pink 22 to Reading Train Station/ Town Centre (Mon to Sat takes about 15/ 20 mins)
• X40 to Reading Train Station/Town Centre (every day takes about 15/ 20 mins) and North to Oxford.
• Route 81 to Royal Berks Hospital / Bulmershe (mostly weekdays about 25/ 30 mins)

The house is in a lovely area that gives you many options….
• 15 mins walk to Caversham centre with good restaurants and pubs and a lovely park called Caversham Court Gardens overlooking the river Thames which is great to relax on a summers day / evening.
• 25 minutes’ walk away to Rivermead Better Leisure centre offering Gym / swimming pool / Yoga etc.
• There are also local Canoe and Rowing clubs within a 20 minutes’ walk.
• Or you can head north into open countryside with great hiking and cycling trails within 10 mins from the house.

You would be renting with myself (house owner)

You would have a double bedroom with your own private bathroom right next to it. (not ensuite)

There is also a second sitting room which is being decorated at the moment and another spare bedroom that can be used to hang laundry if needed.

The monthly rent incudes normal and reasonable consumption of electric, gas and water for one individual but does not include include charging electric vehicles/excessive consumption ..for example ..cooking for catering purposes,

If you want to charge an electric vehicle, I am open to discussion and agreement on additional costs.

The monthly rent includes Council tax and use of high broadband.

What I am like;

I am friendly, clearly love typing (..how long is this already !), non-smoking, clean, tidy and organised professional male. I enjoy swimming, sailing, learning languages, and hiking. I am calm and I like to keep the atmosphere in the house to be light-hearted and fun but respectful.

I love any form of cultural exchange, actually most of my previous lodgers were European / Asian and I have learnt so much from them …I am interested in learning about pretty much everything …. So, if you speak another language and you are willing to put up with me trying to learn some of it even better 😊. I am fully house trained and all my previous lodgers can give you a reference that I am not an axe murderer and I’m actually relaxed and helpful.

What I look for in a lodger:
• Someone friendly, trustworthy and responsible.
• A calm and quiet person.
• Non-smoker / does not vape. (important)
• A very clean and tidy person that will actively contribute to keeping their bedroom and the house clean.
• Someone easy-going and relaxed that will engage in conversation occasionally.
• Someone who respects other’s privacy.

For me getting the right type of person is more important than getting ‘anyone’…. I want a person that will fit in well in my house and shares similar characteristics to me.

Now on the tricky subject of deal breakers …I think it is better to be clear from the start so there is no confusion. Have a read below, you can decide if you find my terms acceptable or not before you contact me.

Obviously, I will follow all the same rules.

I do not want any to live with someone who ;

• smokes / vapes / is a drug user – even if you ‘go outside’ of the house to do it.
• Someone who does not cleanup after themselves in the kitchen , or does not keep their bedroom / bathroom tidy and help me keep the communal areas clean.
• creates a lot of noise from watching loud TV /gaming /loud telephone conversations late at night
Plays/ practices musical instruments that cannot be played silently through headphones…instruments like drums , Trumpet or Violin…sorry.
• Someone who gets so intoxicated they regularly disturb other, especially late at night.
• A person who wants to run or register a business in my house. Or use the house for their business ..for example ...they have a catering business and want to cook all day using energy / water or they want to host clients at home or use their room/bathroom to store stock.. sorry not allowed.

Regarding overnight guests etc I do not want myself or any lodger feeling they can’t use the kitchen, sitting room because its full of people all the time so for clarity;
• I am renting the room to one person, the bedroom and the communal areas of the house are for that one persons sole use unless otherwise discussed and agreed. I don’t want your partner / visiting friends/ family members staying unless I agree it is okay first.
Hopefully none of those sound too unreasonable to the right person and I will equally follow the same rules so you will feel relaxed and won’t be disturbed. I guess by now you realise the type of person I share with is important to me, it is not all about money.

On the subject of working /studying from home, the broadband is very good, I am flexible and we can discuss, preferably not every day though, and no hosting clients / business colleagues at the house.

Now this monstrous epilogue of an advert is coming to a close, I will just say, I have met some really lovely people letting out a room in my house of all ages , young couples/ young Students/ policemen / Europeans / Asians and ended up having a lot of good times ...and I am good friends with many of them . I have no preference in age / gender or culture and I hope to continue to live with great people in a calm, friendly environment where we look out for each other a little.
