I have a good-sized, furnished, double room (with en-suite bathroom) to offer, complete with off-road car parking space!

Boring details:
- Rent is £600pcm, excluding bills.
- Bills (council tax + all utilities usually come in around £70-120 each, depending on the season!).
- Deposit is one and a half months' rent, plus one month's rent upfront.
- Room available from 10th August 2016 (but can be slightly flexible with this if required). Initially this is to complete a 12 month contract (which expires in September), after which we can choose to sign again for another year (with a 6 month break out).

About the room:
- Furnished: double bed, 2x bedside tables, 1x chest of drawers, 1x wardrobe with full length mirror.
- En suite bathroom: toilet, sink, cupboard, shelf, large shower cubicle.
- Blinds at the window, but curtain rail so you can bring your own curtains to hang up if you wish!

About the flat:
- Ground floor, south-facing flat, with lots of natural light and sunshine.
- Modern extension at the back of an older, more characterful building
- Wooden floors throughout
- Communal kitchen/living/dining room
- Walk-in shared storage cupboard
- Private balcony
- Private, gated garden for our flat only
- Shared communal garden, maintained by a gardener.
- There are sheds that can be used to store a bike if required.
- Designated off-road car parking space in private car park (which would be all yours, I don't have a car)

About the location:
- Our building is situated at the end of a quiet cul de sac, next to a park and lots of green space
- 5 mins walk into Caversham village centre
- 5 mins walk to Christchurch Meadows and the river
- 15 mins walk to Reading Station
- 20 mins walk to Reading town centre

About me:
29, single, non-smoker, work in marketing (NB: I work from home 2 days per week). Friendly chatterbox! Considerate housemate (no door slamming at 3am) and extremely clean & tidy. Terrified of spiders. Early to bed, early riser type of person! Other than gym visits 3-5 times per week (or that's the aim anyway!!), I'm pretty quiet during the week. Weekends am out and about going for coffee/lunch/dinner/shopping etc, often go into London/Henley etc to see friends. All the usual!

Friends are always welcome round for dinner etc, but this isn't a party flat. Looking for someone with similar ways of living.
