Looking for a tenant to take over my contract. £400 for rent, bills (internet, energy, water, etc) not included (approx. £75/month).

It is the second large room in the house, downstairs beside the road. Bed, mattress (no bedding), a desk, a chair, a wardrobe, a 6-drawer chest, and a bedside table are provided. One shared toilet downstairs, shared lounge. Have a backyard. Washing machine and dryer are provided.

20mins walk to the university; close to bus stops and direct bus routes to Reading town center. 15-20mins walk to Aldi, lots of takeaway places and shops nearby.

Suitable for both students and professionals, but professionals will have to pay the council tax (Band C). Loud parties are not allowed.

The current household has 3 females, one student, and two recent graduates, all the housemates are nice. We are expecting a responsible, nice, and clean person, also energy efficient. The room will be cleaned before you move in. The contract will start from 1st October 2024 to 30th September 2025, but you will start paying once you takeover the contract.
