Description
Premium Ensuite room, furnished, all inclusive bills (water, gas, electricity, internet up to 100Mbps). Shared kitchen (2 fridge-freezers, oven, microwave, hob, kettle). Suitable for students only.
The room is located on the third floor in block F (F is a smaller block, away from the main road so is quieter). Heating can be adjusted in your room (not centrally controlled). Small double (Queen-size) bed with underbed storage. Includes contents insurance policy provided by Howden for Students Insurance.
This is an official tenancy takeover, not a sub-let. Due to family circumstances I am moving to Edinburgh and will not be completing my studies at Reading this academic year. I cannot be released from the current tenancy agreement until I find a replacement tenant. For this reason, I am willing to contribute an *additional £510* towards the rent, reducing the advertised rent of £209 pw to £199 pw.
I will put you in contact directly with the team at Kendrick Hall. The new tenancy agreement will be with them, not myself. £99 deposit will be paid to directly to Kendrick Hall, not myself, and is safeguarded by the (TDS) Tenancy Deposit Scheme.
The tenancy start coincides with the University of Reading's term timetable, running 51 weeks starting September 12th, 2026. Payments can be made in 1, 3, 4 of 10 installments.
On site laundry facilities (washer and dryer). Social and study areas in the communal 'hub' (circular building in the middle of the Kendrick student village accommodation site. Bike shed. The flat is shared with 5 people (total 6). 3 of these flatmates are female, the other 2 I don't know.
For University travel:
* 1 minute walk to University of Reading London Road campus.
* Number 21 claret (3 mins walk) at 'Kendrick Student Village' bus stop to campus, then 9 mins to reach University of Reading Whiteknights campus.
Buses to Reading Train station:
* 1 minute walk to 'University of Reading London Road' bus stop, then 9 - 12 mins to Reading station traffic dependent (19 little oranges, 13 orange, 3 leopard).
For travel to London [from Reading Station]
* National rail from platforms 10 and 11 (20 - 23 mins direct to London Paddington)
* Elizabeth line from platform 13.
I have tried to be comprehensive in this description but am happy to answer any additional questions you may have.
