Hiya, I am a friendly PhD student living in a two bedroom ground floor flat; one of the rooms is available to rent.
The room is nice and large - easily big enough for a couple. There is a walk-in wardrobe, an en-suite bathroom with a lovely power shower, and the window faces south (lovely and sunny at mid day).
The room is furnished with a double bed, a computer desk and an office chair.
PLEASE NOTE: The flat, and spare room are currently being redecorated and some of the pictures on this advert were taken before redecorations started. The walls in the spare bedroom are currently being painted magnolia colour.
The flat itself is also nice, modern, and large; clean, but admittedly somewhat untidy. There is a reserved parking space which will be available to the tenant(s). The flat also has very good transport links; buses connecting the flat to Reading station run 24 / 7.
The living room and kitchen are open plan. There is an oven, fridge, microwave, and washing machine, but no freezer and no dryer. I just use drying racks for laundry as there is plenty of space and it is better for the environment.
Sorry, no cats or dogs allowed. No smoking in the flat.
The rent is 475 per month (or weekly equivalent) this includes council tax and water, but not phone or electricity. (Electricity is currently about £40 per month, though this will change depending on usage).
I will not charge couples extra rent, but will ask them to pay two thirds of the electricity bill instead of half.
I will ask for extra rent for people who are staying short term (less than two months) - contact me and let me know how long you wish to stay.
I am quiet and sometimes shy, but friendly, easy going. I'm looking to share my flat with someone who is also nice and friendly and who I get on with.
I am bisexual, and form open relationships; it is likely that my future flatmate(s) will meet my partners sooner or later. If you have conservative views that could be awkward, so I would prefer to live with someone with liberal views.
It is also important to me that the flat is generally a fairly quiet place, especially in the evenings and early mornings.

IMPORTANT:
I am very wary of scams and I have been messed around by prospective tenants in the past. As a result I must ask that you let me take a photo copy of your passport or driving license when you come to see the place. I will only take the room off the market when I have received the security deposit (£475) in full, and I will only give someone the keys when I have also received a minimum of one months rent in advance.
These measures are intended to deter anyone who one who wishes to gain access to scout it out for a possibly burglary.
