Refurnished bedrooms in a nice and quiet house

This is a 3 bedroom semi-attached house in a quiet and safe neighborhood. There are three bedrooms and two bathrooms. I, a lived-in landlady (though sometimes I will be away) in education, am happy to rent out the two bedrooms on the 1st floor. The size of each room is actually more or less the same but one room got more sunshine, a double bed and nearly new furniture and mattress (bought 3 years ago). There other room has a single bed. The tenants of the two rooms will share one bathroom with a new basin. The two tenants need to do the bathroom cleaning in turn.

Close to Earley gate of the University of Reading; bus No. 19 is just cross the road. But No. 17 and No. 21 bus stops are within 10 minutes walk. TESCO, ASDA or M&S Simply Food supermarkets are within walking distance, too. To the main Whiteknight campus or Earley Station, it is about 15-20 minutes walk; to the London Road campus, 30 minutes.

On the ground floor, it is a spacious living room, dinning hall (28.5 square metres) with a bright conservatory (17 sq. metres). A bright decent sized garden with sunshine is at the backyard. It is unlike many other properties to rent where there is little common area and the only places you can go, after a tiring day, is either the kitchen or your own bedroom. That's it. No, We have a decent space for feeling relaxed at home.

All the electric appliances are a few years old only. The oven will be brand new. Brand new flooring for all bedrooms and stairs will be installed in late August except the ground floor.

The whole house is refurnished with very good conditioned furniture, dish washer, fridge/freezer, washing machine/dryer. Cookers, plates or bed linens may also be provided, if requested. A private parking place for up to 4 or 5 cars is available at the front yard. A natural reserve with a lake is just behind the house, about 2 minutes walk.

Being quiet and clean is essential for the house as I work from home a lot. Strictly no smoking and pets in the house. Letter of student status proof will be required.
