Newly renovated flat with a spacious double room up for rent. You will be living with me as the landlord with no estate agent involved. I’m looking for someone who is a working professional with a stable income. There are parties typically held every weekend and you are more than welcome to throw social events your self as the tenant as long as I’m informed in good time. I have no issue if you want people to stay round as long as they don’t move in.

The room has had the following refurbished:

New door with personal lock and key with a new door frame and architrave
Flooring completely replaced with Laminate Flooring
New skirting board
Everything painted
Underfloor heating installed
New light fixture

Most of the flat is integrated with smart technology with alexa controlled plug sockets, light witches, light bulbs, heating and features a premium surround sound system that can be used with Sky TV and 1000mb fiber optic broadband.

The main living area features under floor heating, Air Conditioning, 100inch projector screen, Sonos Sound System, Brand new laminate flooring, a kitchen with all white goods including:

Feel free to play loud music. There are 3 speaker systems total in the flat. One for my room, one for your room and one for the main living area.

Ground rules:

No cigarettes smoking inside the flat
Alcohol is perfectly fine as long as all drinking activities are kept to 7pm onwards
Social events with friends have to be pre-arranged between us
Don’t poor oil down the sink. I have a separate container for that
Don’t move people in without asking me
Sugar and all other healthy snacks must stay in your room and can not be stored in the Kitchen. This is a whole foods home only!

Before you move in you will be subject to full tenanting referencing from my self and will include:
Contacting your employer confirming your:
Employment status
Salary
Job title
Contacting your previous landlord as a reference
Criminal record check/DBS.

After your refencing is completed by me and I can see that we can live and work well together, a tenancy contract will be drafted up and will be signed by both of us

Your deposit will be stored in a separate holding account. Deposit is 1 calendar months rent.

I'm a working professional in the IT sector and run my company in tandem with my formal employment. My company is Pixel Power Tech and focuses on smart home technology and product prototyping.

I love messing about with CAD design, 3D printing, CNC machines, computer programming and electronics.

Feel free to use my tools if you want to make something for fun.

I personally love throwing parties on the weekend with personal friends. There is a great bunch to be with and you will get along with them very well :)
