Large or normal bedroom from 29 July in Wokingham

I have one room available from 29th July for one person, male or female, in a nice and cozy flat, bright and spacious. Can choose either the large bedroom or the smaller one, both double, up to your preference or your budget.
The flat is 5min walk from the town centre and 20min from the train station in a very nice and quiet area of Wokingham, one of the nicest town around here. RG401TZ is the postcode if you want to check google street view.
It comprises of one big living room, one large bedroom, one smaller bedroom, one study room, fully fitted kitchen, one bathroom. The photos describe perfectly how spacious, clean and tidy the flat is (all the time) and also the furniture available.
There are washing machine, tumble dryer, iron, vacuum cleaner, dish washer, microwave, cooker+over, fridge+freezer, TV, wifi. parking spaces, garage and also communal garden, double glazed window, gas central heating.
The rent will be 500 or 550 (depending on the room) plus 125 monthly expenses for council tax, gas and electricity, water, internet. 500 deposit prior moving.
You will be living with an IT professional, 30 yo, neat and tidy, sociable and easy going, well educated, into sports (football, tennis, triathlon.. mainly).
I am looking not only for a flat mate but also for a friend close to my age with similar interests and hobbies if possible. No pets, sorry, as it is not allowed by the landlord, and smoking outside only.
