We're Tom and Martin, two long-time friends, and we're looking for our "third musketeer" to join our friendly household in a fantastic location. Our outgoing housemate is moving on and we're eager to find someone who will fit right in!

The Room: Your Private Oasis

Imagine unwinding after a long day in your bright, good-sized double bedroom (4.1m×2.2m/13′5′′×7′3′′) on the first floor. With south-facing windows overlooking the garden, you'll enjoy plenty of natural light and peace and quiet – away from street noise. While unfurnished, it's a blank canvas for you to make your own. You'll share the main bathroom, which includes a lovely bath perfect for a relaxing soak. Plus, you'll have your own allocated gated off-street parking space – a real bonus!

The House: Modern Comfort & Sociable Living

Our modern, warm, semi-detached 3-bedroom house is designed for comfortable living. You'll find two bathrooms upstairs and a convenient downstairs WC. The heart of our home is a spacious living area and an open-plan modern kitchen, fully equipped with high-quality appliances (large fridge/freezer, gas hobs, oven, washing machine, and dishwasher) – perfect for whipping up a meal or enjoying a chat. Outside, our nice garden offers a shed for storage and a great space to relax or fire up the grill on sunny days. And for all your digital needs, we have super-fast internet!

The Location: Everything You Need on Your Doorstep!

You won't believe how convenient our location is! Almost everything you could want or need is within a 10-minute walk:
- Excellent transport links: lane 70 bus stops right in front of the house (almost perfectly half way to City Centre or UWE Frenchay each journey will take between 20-25) and a short walk to Ashley Down Train Station
- Shopping made easy: Lidl, Aldi and Home Bargain are just around the corner
- Local amenities: Explore Gloucester Road for a fantastic array of shops, sign up to local gym, or just visit Co-op and an amazing local bakery – perfect for your morning coffee and pastry!
- Larger stores: IKEA and Tesco are only 5-minute drive away

About Us: Your Friendly Housemates

We're Tom and Martin, friends for nearly 20 years, both working 9-5 jobs, and we'd ideally prefer someone with a similar work pattern. We maintain a relaxed and respectful atmosphere – definitely not a party house, but we love to spend time together. Whether it's having a chat in the kitchen, going to see pictures, gig or hike, enjoying a casual dinner/take-away or having friends and family over every now and again. We're sociable and easy-going, while also respecting each other's space and privacy.

Tom is an avid traveler with a passion for history.

Martin is a music addict and board game enthusiast, always ready to discover new sounds and strategies!

The Important Bits:

Availability: Our current housemate plans to leave on August 13th and the agency is looking to review the tenancy agreement soon, so prompt inquiries are welcome!
Rent: £600 per month
Deposit: £650
Bills: Approximately £130−£150 per month (depending on usage, split equally amongst us)

To ensure a smooth process, please note our landlord's requirements:
- Permanent employment
- Minimum annual income of £20,000
- No CCJs or adverse credit history
