Double reception room on ground floor

Currently looking for a tenant to rent a room in my own property ( room blinds will also be fitted ). In the description I have put a female over 30. Reason being I have 3 children that stay 2 days one week then 5 the following week (50/50) so they will be more comfortable when they are here.
I am the only person full time in the property and at the gym 3-4 times per week and coach football on two evenings a week and games on the weekend.
Children are well behaved and not on any spectrum.

There is access to a down stairs toilet, shared shower and bathroom on the first floor ( no pictures included as it needs to re grouting and sealing. 40” free view TV ( 1 year old ) with 3 network 5G hub. There are 2 woodburners in the property both in working order which when show happy for you to use. The one in the front warms the room and the one in the kitchen dinner heats the down stairs when required. The property has central heating also.
I have a brand new running machine and various weights that can also be used. Free to use the garden and patio. I have a hot tub with is occasionally up which also can be used.
St Andrews park is across the road from the property. Two convenient stores, bakery, fish and chip shop and a M&Ms takeaway.
Bus and train station are 4 mins ( less than 200 yards ) Portway park and ride 1.6 miles ( 6 mins drive around 15 mins walk ). All bills included and council tax if required. From what I’m aware students done pay council tax while.
Room will be last week in August/ first week in September.
£700 deposit and 1 month rent up front, payments to be made on the first of the month. I have a card machine if it makes it more convenient with a credit card ( charge 2% )
