Double Bedroom not for students

This is a large SW-facing double bedroom in a 2-bed ground floor flat in the nice part of South Bristol, furnished with a King-size bed, chest of drawers and bedside table, with a built in wardrobe. It's much bigger and nicer than it may look in the photos, large enough to add a desk and a big TV and still not be cramped. Currently missing a mattress, but will get a brand-new one if you don't have one.

Flat is bright and well appointed, small but well designed bathroom with a huge bath, great kitchen with large fridge, Smeg oven, air-fryer and washing machine and lots of storage, plus a huge garden that gets lots of sun, great in the summer. Parking in the front drive included, if you need it.

Bills include Council tax, gas and electric, water, broadband, TV license. Rent is £565, bills £85.

75 bus-stop is 2 minutes away, it's about 30-40 mins to the centre, shops 2 mins and supermarket 10 mins away, Imperial shopping park 30 mins walk.
It's also only 10 mins from the Bristol Airport bus, so good if you're working there.
It's actually a pretty pleasant area, lots of greenery, and some nice views of the hills, friendly people and neighbours

Sharing with me, quiet but friendly, I work from home 3-4 days a week, in my room. I'm into music, gaming and comics, worked in those industries in my younger days. I have a friendly little cat, so you must like cats, I may consider if you have a male cat, but no other female cats or other pets.

I'm looking for an older flatmate, over 30 definitely, it's absolutely perect for someone who doesnt want to live in a loud party house. You don't really need anything but your own stuff, flat has pretty much anything you might need. I've lived with all ages from 21 to 60, I can get on with almost anyone, as long as you're not an arse! I'm LGBTQ friendly, and a trans-ally.
You must be working, you will need to pass checks and will need references.
