Spacious accommodation available
A friendly professional non-smoking female required to share with two of us.
£480 for a single room
£550 for the double room (which will be a larger room without a double bed).
Deposit: £ (one month’s rent) returnable if everything is as it was on arrival.
The room is available for rent inclusive of bills (TV and phone is not included but there is an incoming landline available for receiving calls in only).
House: beautiful, peaceful, everything in its place – IDEALLY NO OVERNIGHT GUESTS as per government guidelines.
The property is within walking distance of 3 bus stops that link to the main bus route, and really close to the cycle path to Bath - really close to the M32/M4/M5 motorway network.
The property is within easy commuting distance to the following workplaces:
Hewlett Packard
The City Centre
Circomedia
AXA
Rolls Royce
UWE, Frenchay Campus via 2 buses
Orange
Airbus
MOD
Aztec West
and is a 20 minute drive by car in the early morning to/from Parkway Train Station.
You can get to most hospitals in less than an hour.
It is also close to most supermarkets: Tesco’s, Lidl, Sainsburys, Iceland, and Asda.
If you like charity shopping, they are in all directions and walking distance for some from the house. High Street Shopping centres x 2 within walking distance (New Look, Chemists: Super drug, Boots, Post Office; Restaurants; Pubs; and most banks). If you like walking there are also some amazing walks that are accessible from the house.
The property has GCH, double-glazing, lots of space, with 2 reception rooms and laminated floors throughout downstairs (which takes the pain out of hefty housework!). The longest room in the house is: 13’11”.
The house is terraced with a sunny back garden ideal for sunbathing as it is enclosed and has a visiting cat - so the tennant needs to like cats! The large lounge / diner has a TV and sofa.
Ideally the person would be working, friendly and sociable but not too sociable as we like our own space at times.
Students – I may be able to accommodate a student, I need to check availability of rooms at the time of enquiry and my advice to you if you suddenly get deferred or in debt - I am not able to help you out - Sorry - but if you want that kind of security go find another home before applying. I would love to be in a position to help you out but I am not - I have done 26 years of giving to charity and I have nothing left to give.

With money, this room could be made into two single rooms as it is large enough - A door would be needed and wall partitioning). The room could be big enough to make into a five bed.

A double room with a single bed, carpet, desk and fitted wardrobes and dressing table.
Bedroom 2
A cosy small box room with single bed, carpet and drawers under and over the bed with a dressing table area and wardrobe.

Is presently not available.
The photos are slightly dated but give a rough idea of what the home looks like.
Note:
• There is presently no TV licence in the property so if you would like a home to watch TV in, you will have to either purchase a licence or go to another home. Reconsidering this now no one is moving from house to house but do not wish to be obligated to a TV licence initially.
• A couple could be accommodated in the property if married and rooms were shuffled around a bit, and there may be room for a small family in crisis but the add has stated no couples to avoid someone moving in wanting to have over night guests.
• If you lose a key or damage the property, you will be expected to replace it or pay for any damages (I once had lodgers slide down the stairs and put their foot through the wall opposite!) – don’t ask!!!!!!!!! They did pay for the damage but the wall is a different colour now!
• References: Ideally a compliment slip from your workplace or signature on workplace written headed paper from your employer just stating that they think you would make a good lodger. Alternatively, a letter from a person of standing such as a GP, Solicitor, Nurse, Vicar, etc – see person of standing list. Please do not let this put you off, lets have a little chat and see if we can sort something out. I know how difficult it is to get people to write your references in comparison to people willing to help you out of cash....its a shame the ones helping a person out of cash don't write a reference but sadly this is the way of the world today!!!!!
• No pets other than those normally appearing on the premises.
• The right applicant will ideally be a nonsmoker.
• Visa/Immigration Status/Share Code: Please provide your Share Code and Date of Birth ASAP or bring along to view the property, to allow me to time to check it on the system if you are from overseas – thank you.
House rules:
• Deep clean once a week and tidy up of personal space daily. However, its bad enough at work with a set of rules and standards - I do believe a home is supposed to be a place you relax. So keep it tidy but no stress here.
• Space in the fridge, freezer, and a cupboard available for potential lodgers
• Recycling outside in time for Tuesday bin day – everyone’s job.
