Description

Hi, I’m looking for one housemates to share this wonderful home.

I have agreed for someone to move into one of the available rooms from August 1st.
Ally is 32, a friendly, warm positive outgoing female who is outgoing, outdoorsy and into ariel fitness.

I had 2 rooms available, the slightly smaller back double bedroom over looking the park from July 1st and the bigger double front bedroom from August 1st. Both rooms are rented unfurnished.

The smaller room is available from July 1st at £650 a month. Whoever would like to move into this room in July can see if they like it and they will have the choice to move into the bigger front bedroom if they wish which is £700 per month.

Ally preferred the back bedroom but can’t move until August so is happy to have either room as she just loves the house and the area.

ALL BILLS INCLUDED, Inc. broadband, TV licence, £650 for the back room and £700 for the bigger room PCM.

AVAILABLE July 1st.

I’m either looking for two females or a male & female. I don’t want to live in an all male house.

Ideally I’m looking for people ages 35-45 roughly. Nobody under 30.
No students & no pets I'm afraid. The neighbours cat loves coming round to our house to hang out. She’s over every day and I love her, so if you like cats that’s a bonus, plus I don’t get the responsibility of full ownership!

Full time employed people preferred please.

I have lived here for over 6 years and I have a great relationship with the private landlords. They’re really sound. I'm very lucky to have that and live in St Werburghs.

(If you don't know the area we have, 3 brilliant pubs, Miners Arms, The Duke of York and The Farm, a climbing centre and a bouldering centre, 2 independent breweries, Fierce & Noble and Wiper & True, an amazing Indian and Italian restaurant, post office, off licenses, cafes and wraps shops, 2 vegan/whole food grocery shops, a butchers, convenience stores, hairdresser and barbers and a nature reserve with community farm. Its a village 20 mins from the city centre)

The house was originally rented unfurnished and has been fully furnished and decorated by myself, so it would suit someone with their own bedroom furniture only, as there isn't any room for other furniture in communal areas. I love the house how it is, spacious & free of clutter.

We have brand new double glazed windows & render on the front of the house, new carpets, a fairly modern kitchen, brand new large fridge freezer, a huge spacious bathroom with a bath & power shower. We are getting a new roof and insulation this summer too.

There is a lovely big back garden, with plants, a BBQ & patio, the garden has its own private gate leading onto a community park at the back.
The neighbours are great and quiet, we have a good community around us.

There is room under the stairs for 3 bikes, one each.

One room is a medium sized double, at the back of the house, over looking the back garden and the park. Lots of trees right outside the house & chirpy birds. I’ve recently redecorated it with new paint, carpet and curtains.
The bigger room is a large-ish double at the front of the house, lots of natural light, spacious with new carpets and curtains.

I would like someone chilled and down to earth, must be positive, someone clean and tidy who doesn't leave mess for others to clean up. Someone respectful of each others space who isn't noisy on a week night & doesn’t work unsociable hours as I am up early a lot.

But mainly, I am looking for warm friendly positive people who are genuine with a good sense of humour, who know how to communicate effectively & check in with others so we don't stand on each others toes, co-operative and helpful, with good social skills, who are just as happy interacting with others as doing their own thing.
If you want to help out in the garden too that’s a bonus!

I like a very tidy & quite clean house. I’ve put a lot of my own money and time into making this house really nice.

There is a video uploaded of both the available rooms.

I am an omnivore, broadly left wing & liberal, super down to earth northerner, outgoing and adventurous outdoor travelling type. I like to ride my gravel bike, I love cooking and good wine, reading, politics and philosophy.

I’m a university educated ex-youth social worker who now works as a rope access tech and rigger. I'm originally from Leeds, a music lover, live music enthusiast & also into functional strength training & fitness, biking, climbing, cooking, football, reading, films and festivals like Arctangent, Desertfest & Supersonic etc.

Please send me a message telling me a bit about yourself and what you do & what sort of home you’re looking for.

Everything you need to know should be included in the description. Any other questions feel free to ask.

Please don’t message me if you’re under 30 years old or a student or have pets as I’m not allowed to accommodate them. Thank you.

I look forward to hearing from you,
All the best, Rob
