Double Room in 2-bed flat with epic view, BS8

Hello! I'm looking for someone to take over the fantastic double room in a cosy 2 bed 1 bath flat at BS8.

The flat is located down a cul-de-sac behind Goldney Hall, and is very quiet but still close (10 mins walk) to the triangle. 15 min walk to UoB campus or Clifton village.

The flat has only 2 rooms. It has a large living/kitchen/dining room with a floor to ceiling window looking over Bristol harbourside. The living space has been newly refurbished this summer. The bathroom is shared. There is central heating throughout but the flat tends to be quite warm anyway (south facing and gets the sun). All the glasses are double-layered.

The room that is available is spacious with a double bed. It also has a floor to ceiling window facing the green grassland of Goldney hall. The room is half-furnished, which includes only the double bed and wardrobe. But if you want you can take my furniture (a large desk, a small bookcase, an armchair and a foldable tray board) with a bargain price. It is super quiet at night.

The room is perfect for a young professional, but also welcomes any mature student who are willing to cover part of the council tax. Info of the existing flatmate can be found listed.

The property is managed by Sarah Kenny lettings. Reference required. There is a minimum 6 months initial tenancy, with the option to go onto a rolling contract after that. Monthly rent 678+bills(~80 pppm)+council tax (Band C, ~100 pppm for professionals or ~50 pppm for students). Students might be asked to pay 6 or 3 months of rent together, but could try negotiate with the agency.

The room will be fully available around 1st of Nov. We can discuss for actual move-in date and contract starting date later.
