It is with sadness that I am listing my lovely room in our 3-bed Clifton flat!
The flat is located on College Road, about 10 minutes walk from Clifton village and 5 minutes from the Downs, and is on the 1st floor of a 4 floor building. There is plenty of on street parking available via permit.
The room is a huge double (every bedroom in the flat is massive) and is west facing so it gets all the afternoon sun, which I, and my plants, will really miss. It comes unfurnished but I'm not planning on keeping the divan bed, so if you'd like to buy this from me for a bargain price, let me know!
You'd be sharing with two other professionals in their 30s. Gabrielle works at the University of Bristol and George is in recruitment, Gabrielle works from home 1-2 days a week and George goes into the office every day. The desk and chair in the lounge will be leaving with me, but there's opportunity to make a set up for yourself if needed. There are two toilets and two showers in separate rooms in the flat so one bonus is that you never have to wait for the loo or shower.
A bit about my housemates - George is into his sports (staunch Man U supporter) and enjoys cooking various concoctions in the kitchen and being outdoors. Gabrielle is into her music - we've done some festivals abroad together :) and she also loves dogs and is a borrow my dogger walker!
It's a very laid back, quiet house and aside from the bedrooms the flat is very compact, so you have to be respectful of each others' space. We all live that enviable 9-5 life and have busy jobs, so tend to just unwind in the evenings and generally we're all out and about at weekends, enjoying beautiful Bristol and the amazing location.
THE IMPORTANT STUFF:
The move in date will be mid February - either the 9/10 or 16/17. I'll be able to confirm in a week or two. I'm going to be away for part of January, so am aiming to do viewings before I leave, hopefully on the 8 and 9.
Rent is £674.41 pcm before bills. Including bills it's around £820 going up to £850 during the cold months (usually only Dec, Jan and Feb). Unfortunately, we're council tax band E, which is why the bills are on the pricier side.
Security deposit for the lettings agency is £692.31. There is also a non refundable £50 administration fee.

Unfortunately, I also need to ask you to provide me with the below information. I'm sorry to have to do this at such an early stage, but this will form part of the vetting process by the letting agency, so I can't shortlist you for a viewing unless you include it. If we select you to move in, I then have to forward this info onto the agency, who then forward it onto the landlord who will approve you as my replacement, so please ensure it's accurate, as the agency will check everything.
