**1 room with double bed available for 6-7 month tenancy in Clifton, BS8 1LW, 5 minute walk to UoB and 15 to the centre. Small double/queen-size bed, fully furnished, modern facilities. Students only.**

I'm about to move out of this lovely flat, and am looking for someone to replace me in my tenancy. I'll be moving out on the 25th November so you can have the room from then, but you'll only be charged rent for January-June since I've already paid rent until December (so over a month of rent-free living!)

The rent is paid quarterly (so one payment on 01/01/26, and another on 01/04/26) and equates to £595pcm. The utilities come to £12.75pppcm and internet is £7.33pppcm. And since it's student-only, there is no council tax. For more info about bills or costs please get in touch.

The property is run by Digs Bristol who are very easy to work with and fix any issues promptly. The flatmates (excluding me) are all 3rd year undergrads--4 are studying at Bristol School of Acting, and one is a student on placement from University of Nottingham. They are a very sociable bunch so I'm sure they would love to make new friends, but it's also completely fine to keep to yourself if that's what you prefer. The flat is suitable for students of any age and stage, but is perhaps best suited for other undergraduates.

The flat is in a great location for access to much of the city (especially for UoB students), and the flat itself is very modern and in fairly good condition. The kitchen has an electric oven + stove, microwave and plenty of storage, there are wall-mounted TVs in every bedroom (and the combined kitchen-living room), and two toilets with showers. Laundry facilities in the building.
