We’re looking for a new flatmate to join our lovely home in Clifton from 1 January 2026, as Gabe is heading back to the US (boo!).

🛏️ About the Room:
The room is a cosy double with an extra storage cupboard just outside (currently used as a wardrobe), giving you plenty of additional space. It comes unfurnished, with the option to buy the existing furniture if you’d like it.

🧾 Rent, Bills (all come out on the 1st) and Deposit:
- Rent: £515pp currently. It may rise to around £550 (not guaranteed), so we’re advertising at that rate to avoid any nasty surprises!
- Bills: Gas, electricity, water, internet and council tax (Band C: £230 ÷ 3 = £76.67 each) comes to about £130 p/m.
- Total: Roughly £650 p/m at the moment.
- Deposit: Equal to one month’s rent and securely held in a government protection scheme.

🏡 About the Flat:
**A Little Heads‑Up Before You Settle In**
Some paint in the available bedroom, kitchen and bathroom is coming away. It’s already logged with our maintenance system (Sorto) and scheduled to be fixed soon - ideally before move‑in, or shortly after.

The building is a 1930s Art Deco block: full of character, a bit worn in places, but homely and tidy. The flat has wooden floors throughout and a small summer‑friendly balcony. The living room is bright and airy, a really comfortable space for hanging out, gaming, or just relaxing together. The kitchen and bathroom are a bit worn, but fully functional. The kitchen is compact but has good storage and includes a washing machine (no dryer), fridge, freezer, microwave, kettle, etc.

**Please note:** If you want something ultra‑modern, this won’t be the right fit - but if you like charm and character, it’s lovely!

👥 About Us:
We’re a friendly, chilled household - not a party flat, but we enjoy hanging out: games in the living room, countryside drives, walks, hikes, pubs, exhibitions and galleries. We’ve got a PS3, PS4, Switch, Xbox and plenty of board games and chess. Friends and family are always welcome over!

Tom: From Wales, into art, design and all things creative. Loves the countryside and coast, and spends a lot of time photographing, working in galleries and developing film in the darkroom.
Ben: From Weston‑super‑Mare, Coventry City supporter, football lover and gamer. Enjoys getting outdoors, going on walks and hikes, and exploring nature.
