Double Room - Clifton - bright and spacious flat

Apologies if I am a little slower to respond, there has been a lot of interest and I have to get approval from the other flatmates before I ask about viewings!! I promise I’ll reply when I can!

I am unfortunately moving out of my flat in October and am looking for a young female professional to take my place.

You’d be sharing with two other female young professionals, one working in Southmead hospital in the genetics lab, and the other working as an accountant, who are both incredibly friendly and relaxed.

The room is a double room in a very spacious and bright flat just off Pembroke Road, in a great location close to Whiteladies (10 minutes to Sainsbury’s) and Clifton Down Station (3 minutes) for a very easy train to town! I can also walk into work (centre of Bristol) in 35 minutes.

Whiteladies has some incredible food spots and cafes/charity shops and if I’m working from home I often wander around in my lunch. The downs are also 10 minutes away and make a great spot to relax!

The flat comes furnished and has a very large living room and a good-sized diner/kitchen (with a dishwasher), with tall ceilings all around, so there’s plenty of shared space. There is one shared bathroom with a bath and separate shower cubicle (more photos of the shared spaces incoming!!)

Specifics:
- rent is £650 for the room.
- currently looking for a renter to start on 4 October 2026 , but this may be able to be shifted a little if you require it!
- bills are not included but average (inclusive of everything) around £120 (summer) and £160 (winter).
- this makes the average rent plus bills £770-810. This isn’t strictly how much it’ll cost but a good estimate!
- there is no off street parking at the property, but there is permit parking on the street outside. As one other flatmate already has a permit with the council, a second permit would cost approx £230 a year (£20 a month).
- the furniture that comes with the room is the bed, mattress and wardrobe but I am willing to sell the vanity and bedside table if you would like them :)

We are currently awaiting approval from the landlord to confirm whether you will replace me in the existing joint tenancy, or if a new tenancy agreement will be made with the other two existing tenants. We hope to have confirmation by next week.
