We need a third mature student 22- 45 for a huge, lovely garden flat en suite room in Clifton available 12 August preferably for a year.

This beautiful, spacious flat is on the Downs end of Pembroke Road is close to Whiteladies Rd, Apsley Road, Bristol Uni, The Downs and BOVTS.
Bus link to the city centre is outside the flat 50 metres up road.🛣️

Preferably someone who goes in to study at least most of the week to Uni, college or the library.

You’ll be a friendly, considerate type who wants to live in a tidy, clean, environment and to make the place feel like home.

Student exemption from council tax please.

All 3 bedrooms are overlooking the SW facing private garden, 2 bathrooms, huge sitting room, dining hall with table and chairs, kitchen with dishwasher, utility room with washer and dryer. Washing line in the garden.
Gas central heating.

Landlord who can help with any maintenance problems lives 10 minutes away.

Monthly cleaner(small charge).
The two other housemates you will be sharing with are both friendly masters students, 26 and 30. One female and one male.

The flat is in a historic Victorian building, which is well looked after and maintained to a high standard. We will make sure you’re comfortable.

Your room is a large Master bedroom overlooking the garden, a nicely decorated room with a desk , it has an enormous fitted wardrobe and beautiful en suite with underfloor heating.

The bed is a king size with a decent mattress a desk/chair and chest of drawers.

The windows have shutters.

Recent and super effective boiler.
The showers are power showers in both brand new bathrooms.

There is a front door with porch and back door too, onto the private garden.
There is a secure storage room for bikes.
Bills :- gas, electricity, water, communal charge, gardener and window cleaner are all included.(Everything except small charges for wifi and monthly cleaner which is shared between 3 ).
Parking on street with residents permit or possible private parking space.
Visitor parking possible.

The en suite can use a private parking space behind the property.
There is short term visitor parking for your guests to use at front of building.
Small monthly charge for wifi, shared with other tenants.
Private landlord
Deposit is £800 held in deposit bond.

Please note pictures show flat unoccupied. It is now lived in so has possessions around .
