Description
The house is a really big end of terrace in Easton (1,800 sq ft/165 m2). Rent is £550p/m (for either room), deposit is also £550 into a protected scheme. Bills are currently £140, including: council tax band B, internet 900mb. In previous house shares we've normally pooled about £20p/m each on top of bills to cover shared consumables including some food staples, but that varies depending on what we agree to get collectively. Anyone who comes for a viewing will get a breakdown of who is paying how much, what the mortgage costs etc for full transparency.
The rooms can come with furniture or I can get rid of it if you like, although the room with the departing housemate won’t necessarily have the items in the photo depending on what she takes. She’s definitely taking her cat so I’m minded to get another one if we’re all up for it once the new group is formed. I’ll also stick some shelves up once you're settled in and know where you want them.
The room with the bay window is available now and the other will be available from the start of August.

If I find one person first they can join the sifting and viewings process with me. If I find two people at the same time we’ll have some sort of get together, maybe a meal, pub trip or whatever we think will be the least awkward option to see if you both get on.
It's important to me to have housemates who're relaxed about having people round and who have their own interests but aren't out every evening and just looking for a dormitory. I have friends round to eat fairly often during the week and housemates are always welcome to join that or do the same for their friends. It's normally a dishwasher on and everyone in bed by midnight sort of thing, so nothing too rowdy.
I'm pretty tidy and like living in space that hasn't got lots of clutter, so want to live with people who clear stuff away once they've finished using it. We should be able to divide the cleaning up without resorting to rotas etc.
I'm keen to put some of the new housemates' pictures, ornaments, and other bits around the place to make it more homely, and I'm open to other ideas on making things nicer. However, I don't really want much more furniture for the communal rooms and feel like I have enough plants in them.
I've had housemates in the last place I owned and have remained close friends with all of them, so hopefully that shows I'm an ok live-in landlord. I only did the "it's my house" laying down the law thing a handful of times and that was just asking people to take a bit more care of some of the stuff in it.

I probably have one foot in being an old man and one in still being a bit of a reprobate. For example, one evening I'll be watching obscure BBC4 documentaries and the next I’ll be getting back from Strange Brew at 4am.
I'm into: countryside walks (with or without shrooms), festivals, comedy, gigs and the odd techno night, cooking for myself and others, moaning about politics, reading Private Eye, failing to finish novels, 'fixing' my bike/making it worse/triumphing in the end. I work from home in the mornings then a workspace in the afternoon, plus I'm away for work a few days per month.

I bought it from a landlord a year ago so I'm gradually going through and fixing up stuff that's been done in a shoddy landlord-y way. Everything functions now but there's still more to do cosmetically so it should get nicer as I go. If housemates want to help out with some of this it'll happen faster, but it's fine if they don't.
At some point there will need to be some scaffolding at the back and builders in to fix some bits on the roof above my room. The box room is currently full of DIY shite but will be a guest/storage room. I'm also going to build some more storage in the space at the end of the kitchen.
It's near the Plough so there is a bit of noise around kicking out time, but in my experience it's not that noticeable on weekdays and normally wraps up pretty quickly at weekends. Parking is the usual Easton free-for-all, so if you own a car sometimes it's going to end up a couple of streets away.
The yard has a side gate and a bike shed with locking points. It's pretty shabby at the moment but will get done up once the roof is fixed and I know how much money is left for doing it..
