Hello!! We’re Lauryn and Juliet 🌷

We live in a rented 4 bedroom terrace house in Eastville. Sadly our current housemate’s time in the UK are coming to an end so we are looking to find 2 girls to join us in our home 🏡 .
We are doing viewings from next week (16th onwards) and would like to find someone by the end of the month to begin a new tenancy on 13th October. In-person viewings only please!

About the house -
* Spacious living room with 4 seat dining table and pull out sofa bed for guests
* Large kitchen with washer/dryer, dishwasher, large fridge/freezer and small appliances
* Bathroom has a standalone shower with regular and rainfall shower head
* Sunny garden with patio, grass and 2 parking spaces on drive behind (both of these will be available to use)
* Bills currently come to £123pp per month although this could rise during winter. Bills are due on the 1st of each month.
* The larger room is downstairs and priced at £560
* The small room is upstairs with the other 2 bedrooms and is £530 due to size
* Deposit for both is 5 weeks rent based on £550 per room = £634.62 and rent is due upon move-in

About us -
* Lauryn: I’m an illustration graduate who works as a receptionist whilst building my own practise on the side. Big nature lover, vegetarian, love the pub and a boogie with friends but also love my own space and staying in having cosy chill times⭐️☕️

* Juliet: I’m a sociology/computer science graduate who is currently doing admin for a healthcare nonprofit. I love trying new foods 😋, long walks, picnics in the park, watching movies at the cinema, and cosying up with a good book📚

About you -
We are looking for a female around our age who’s considerate and tidy, has lived in shared accommodation before and knows when to do their bit and how to be mindful of others :)
We’d love to welcome in people who’d like to be our friend as well as housemates, as we look out for each other and like to catch up over drinks or plan days out together when we can, so similar interests are a bonus!

A message from our landlord who will need to perform referencing checks:
- The new tenancy agreement would start on the 13th October
- The new tenant must pass referencing that means: Proof of employment/income, credit check, past rental reference, criminal record check, right to work and rent in the UK. I will use a 3rd party company to perform these checks.
- They must be in permanent employment and have an income at least 30 times one month’s rent. For example if their rent was £550/month then their salary would need to be +£16,500 but a greater value is preferable as it reduces the risk for everyone.
- If they cannot meet the above then a guarantor may be possible but I will also need the guarantor details for reference checks.
