Gorgeous spacious home in eastville 1 room to rent

My co tenant is moving after two years in this lovely eastville home so im looking for someone to take one of the rooms.

The House: 3 bed(2 king rooms and a single/spare/office). big living room, separate dining/second social space. 1 bathroom, nice kitchen, HUGE garden, garage, and front garden too. DOG WELCOMED, cats im allergic, open to other pets...what you got?

House is £1820pcm, plus bills. works out 180ish pcm each depending on time of year.

im open to which room you take, I will take the other.

Available from 10th July. possibly before. must take from this date even if moving after.

Front room/master: £970 ex bills
Back room(has a king bed in currently for size ref):£850 ex bills

the house is furnished as pictured, but happy to chat about things you want to bring and there is a garage for storage, the room will be unfurnished.

me: 36 F, work hybrid office/wfh in Technology/management roles. I like festivals, dancing, good food and a glass of wine with friends or family, occasionally a night out dancing, having friends to stay or bbqs in the garden. I also value calm and quiet times so finding a balance is important. LGBTQIA+ friendly is a must :)

you: a lovely human, used to sharing space and all that brings. open to sharing with He/her/they/thems. just looking for the right fit.

Want to make where you live a home, not just a bedroom to rent. if you love to garden theres huge space to do that here. if you have a kid that needs a spare room on a schedule id be open to that too.

hybrid working, must be able to pay the rent and bills and evidence this, the house is landlord managed and they are lovely, but usual checks/references done by agency first. the house is not a HMO, therefore no 3rd person on the tenancy. there is only 1 room available. the single is for office/spare room only

ideally 29-45ish but not actually the most important bit. just not super keen for someone in the prime of their party years :)
