Modern double room with it's own bathroom and parking space in a quiet 3 bedroomed house. The room has a double bed with hanging space and a private bathroom with shower and bath.

The house is 7 years old and is owned by me however I won't be there very much at all. The other double room in the house has a female lodger so it will mainly be yourself and her. The house is quiet and would suit a professional person or a mature student who is clean, respectful and peaceful.

There is a fully equipped kitchen with:
- dishwasher

- fridge freezer
- hob and oven
- air fryer
- table and chairs

There is a shared lounge with:
- large TV
- sofa
- sideboard
- lamps

Downstairs cloakroom and a garden with a patio and furniture.

There is a designated parking space at the front of the house.

Some of the decorative furnishings shown in the pictures will be removed however all furniture will remain and you are welcome to add furniture / furnishings if you wish.

The house is on a friendly road in Lyde Green with fantastic helpful neighbours. It is a 10 minute walk to local Emerson's Green shops and David Lloyd club and there are excellent public transport links 7 minutes walk away.

Room rent includes council tax and high speed broadband. Utility bills to be shared - I'm happy to manage this with full transparency however bills have historically been very low and I'm happy to share these before you commit.

There is a deposit of one months rent.

The room is available from 1 September onwards.
