** THE ROOM **
This is a beautifully presented double room, fully furnished to be as comfortable as possible: wardrobe, chest of drawers, bedside table with a lamp, with blackout blinds and a double bed (deluxe mattress) for a great night's sleep. Lots of lighting to give you options, and plenty of storage to make sure you’ve got space to relax!
When you’d like to work from home, or if you need space for hobbies, we've made this easy for you too. There’s a desk and desk chair in every room, as well as in the communal area if you'd like a change of scene!
** THE PROPERTY **
The house has 6 bedrooms, a large kitchen diner, a living room, 3 bathrooms + an ensuite, and a HUGE garden. So, 3 bathrooms shared by 5 people. Each room has been thoughtfully furnished to ensure that co-living is an enjoyable experience for all the housemates. The kitchen is great for fun evenings in, with a large cooking space and adjacent dining area which opens into the garden. The garden is perfect for BBQs and looks onto a large park – we’ve installed a gate at the back so that you can access this park directly :)
In the lounge there is a large sofa and nice seating, facing a 55" Smart HD TV. The TV licence is included. There’s plenty of space to enjoy a cuppa or glass of wine with housemates after work, and there’s enough storage space for board games, etc. The TV is huge, so film nights are always on the menu!
Unrestricted on-street parking, and a secure bike shed for those who prefer to cycle.
** LOCATION **
The house is well located for commuting by car, bike, or public transport. As explained above, there is a lovely park directly behind the house.
🚏 5 minute walk through the park to a main transport road with many bus routes.
🚙 The house is just off the aerospace roundabout, so has great access to aerospace company offices, Southmead Hospital, and the MOD. Easy access to M4 and M5, for when you’d like to leave the city.
🚅 Two nearby train stations. Filton Abbey Wood and Bristol Parkway.
** ADDITIONAL DETAILS **
💚 We are very careful in selecting our tenants. We like our households to be friendly, easy-going, and harmonious!
🧰 We offer direct and ongoing management via WhatsApp, to make sure that any problems can be resolved quickly. No agencies are involved, and the landlord is registered to the National Residential Landlords Association.
✅ ALL BILLS AND COUNCIL TAX INCLUDED! Broadband, heating, water, TV license, etc, all covered.
🛀 We provide a cleaner every 2 weeks, to keep the communal areas tidy; for an additional charge we can also provide a cleaner for your bedroom. We also have a gardener, to keep everything looking nice outside too!

📄 Please note there is a £500 deposit and one month rent in advance of moving in. there are no “setup” fees. There is a £150 reservation fee, which is then deducted from the first month’s rent.
