THE ROOM
The light-filled bedroom (see Room 3 on the video) is on the first floor overlooking the large rear garden and comes fully furnished with:

• Fitted wall shelves

BILLS
The monthly rent is inclusive of all bills:
• Council Tax
• Gas & Electricity
• Water
• Broadband internet
• TV Licence for communal space

PLUS a regular cleaning service is provided for the shared spaces, as well as a gardener to maintain the outside areas.

THE HOUSE
The relaxing shared kitchen/lounge-diner looks out onto a large, secluded garden with patio and table & chairs. The room features a TV, sofa plus dining table.

The kitchen has plenty of cupboard space and features:
• Oven & gas hob
• Large American fridge-freezer
• Dishwasher
• Microwave, kettle & toaster

The washing machine is in a separate space, to keep noise to a minimum.

There are two shower rooms between the 4 housemates – one of which features a large, walk-in shower.

There is bike storage to the rear plus free ample on-street parking.

GETTING AROUND
• Buses go from the end of the road into the city centre every 20 mins or so.
• Access to the Bristol-to-Bath Railway Path is just a few streets away, providing a great traffic-free cycle route into the city centre.

LOCAL AMENITIES
• Short walk to the shops, convenience stores and takeaways on Lodge Causeway.
• Walking distance to the Fishponds High Street with its various pubs, supermarkets and excellent new cafés and restaurants.

PLEASE NOTE:
To secure the room a holding deposit of 1 week's rent will be payable, but this will be deducted from the first rental payment. An employer's reference and previous landlord reference will also be required.
