Two well-proportioned double rooms available in our home that directly backs onto Eastville Park, near the lake. Ideal for the right professional or mature student seeking a calm, organised environment with city access.
Please note: this is not a student house share.
We’re a young couple (no children). I’m a lawyer working from home from the lounge; my husband is a piano technician working off-site. We have a dog and a cat. We’re looking for someone respectful of house dynamics and comfortable living alongside our home life.
About the rooms & house
• Room 1: a larger double bedroom with a bay window at the front.
• Room 2: a double bedroom at the back, overlooking the garden/field.
The house is a modern 4-bed, 3-storey property; we live on the top floor and have our own ensuite. A modern first-floor bathroom is available mainly for your use, and there’s a ground-floor WC in the laundry room.
Shared areas: large kitchen/diner, laundry room, deck and garden backing onto the park. Please note: the lounge is off-limits when I’m working (so the working environment is uninterrupted).
Rent includes regular cleaning of the bathroom and shared areas.
Location & transport
Cycle path behind the house: approx 15 min to city centre or to UWE Frenchay. Buses 46 (to UWE), 48/49 (to city centre) from Fishponds Road.
What we look for & what you can expect
• You’ll have your own furnished room, with access to kitchen/diner, garden, laundry.
• You’ll be staying in a couple’s home with pets, so you should be comfortable with that environment and able to live independently yet co-exist respectfully.
• No guests or visits, no working from home (so we maintain our home-work boundary).
• You should be clean, tidy, reliable, considerate of household rhythms (which helps avoid mismatches—landlords emphasise shared habits matter). 
• We’ll conduct references and checks (this is standard when sharing a house with a live-in landlord).

• Single occupancy only (no couples or families)
• Non-smoker
• Must be employed, self-employed or a full-time mature student
• Fully furnished (you cannot bring your own furniture)
• Internet (YouFibre) included
• Reasonable use of utilities (electricity/heating/water) included
• On-street parking (first come) + motorbike parking behind gate + bicycle storage
• Lodger agreement (not a full tenancy) — no security of tenure in the sense of an AST. 
• Two-week security deposit required
