Room in new flat- Fishponds

We are a couple looking to let our spare room. We have had two lodgers in the past and always had a very good experience.

📍The location:
Fishponds.
We live very close to UWE Glenside.
In walking distance (45 mins) or bus (20 mins) from UWE Frenchay.
Direct buses into town from almost right outside.
Walking distance (10 mins) of Snuff Mills, supermarkets, restaurants, and bars, such as Grounded, Crafty Egg and The Star.

🏡 The flat:
Our home is a ground floor, 2 bedroom, 2 bathroom apartment, on a new build development.
This is a home that we have really put our heart and soul into and we're very proud of it. The flat is covered with plants and we think it's a great place to live, but we're probably biased! You would have full use of our kitchen/ diner/ living room space and all the crockery and kitchenware. We have a washing machine, tumble dryer, dishwasher and large fridge freezer. The whole flat was brand new in Jan 2023.

The room comprises of:
A double bed with memory foam mattress
Linen
Desk & chair
Wardrobe
Blinds
Bed side table
Plants!
We're up for making adjustments which help the right lodger feel at home.

🛀 Bathroom:
We have a massive main bathroom (also with quite a few plants!) with separate bath and shower, and an en suite off our room, so there's two bathrooms between us two and the lodger.

❓ The set up
Monday-Friday lodger.
We'd be happy for you to leave belongings in the bedroom however we would want these left fairly tidy as we sometimes have people to stay at the weekends.

💸 Money:
Rent includes bills: electricity, heating, internet, water, TV license, council tax and a contribution to a weekly cleaner.
Deposit is one month's rent.

🙋 About you/ about us
We are a couple in our early 30s.
Between us we like nature, rugby, mental health advocacy, left wing politics, trans rights, and cheese! On a normal evening you might find us on the sofa watching a series, reading peacefully or down the pub. One of us has a lot of hobbies!
We both work for local Universities in totally different sectors, and do a mixture of in office working and wfh. We like to communicate healthily and talk out our disagreements. We've both lived in lots of house shares in the past. We're usually in bed by 11pm and are fairly quiet in the week.
We also have an adorable hamster who lives in our living room.

We'd like either a working professional or a mature student. Non smoker preferred.
Somebody clean and tidy and who would treat and love our home in the same way we do.
We'd ideally like somebody who is sociable and is up for watching the odd marvel or reality TV show with us.
As we work full time 9-5 we would prefer somebody who isn't nocturnal.

Nb, this room isn't suitable for couples
Secure bike parking available.
We don't have a free car parking space, but we may be able to organise or negotiate one if this is needed. There is ample free parking around the flats.
