Hello Spare Roomers :)

I have a double-sized bedroom available for rent in a beautiful, spacious, peaceful Victorian House on the Fishponds/Staple Hill border.

The house is walking distance to numerous restaurants and shops as well as Oldbury Court Woodlands. It backs on to the Bristol/Bath cycle path. The bus route into the centre runs from the end of the road (bus stop 2 minutes walk from front door) and there's plenty of free on-street parking.

The middle floor of the house consists of this room and one other bedroom which is taken by a wonderful other lodger who is very considerate, respectful and clean. The two bedrooms share a large family sized bathroom with shower and bath (I, the live in landlord have a seperate bathroom on the third floor of the house so the main bathroom is for exclusive use of just the two of you).

Rental cost includes all bills: council tax/water/utilities/Virgin fibre/TV licence.

The room is large and furnished with a wardrobe, cupboard space and drawers. I have a spare desk which can be set up so you can work/study from home occasionally, if required.

The room currently has a single bed with a comfortable mattress due to the preference of the previous lodger to maximise floorspace and aid Feng shui. If you have a double bed that you'd like to bring, the room is certainly large enough and this can be accommodated :)

Please note that the room is for inidividual rental only (no couples). Overnight guests are of course permitted but require the landlord's permission out of respect for the other occupants in the house :)

The room rate includes shared use of the kitchen with coffee machine, dishwasher, washing machine, oven and fridge, and a large living room with a big TV for movie nights or relaxing outside of your room. There is also a large garden with decking for when the sun is shining.

About the landlord: I love living in Bristol and have been here for 20 years. I work with disadvantaged kids and young people struggling with their schooling and mental health while also studying to be a counsellor.

I'm friendly and enjoy chatting and getting to know people, but am also very respectful of personal space. I would like you to feel "at home" here and like it is your sanctuary once the front door closes... Everybody that visits feels that the house has a quiet and peaceful feel about it where people can relax, watch TV, cook, chat or read. Please only apply if this sounds like somewhere you'd like to live.

For the 3 of us to live together peacefully it requires respect of each other's peace and wellbeing i. e. no drum & bass music at full volume in the evening kind of expectations ;)
