Small Double Henbury Bristol

Small double room with built in wardrobes, airing cupboard and desk space (monitor included). Crow Lane shops (Aldi, Coop, Pizza, F&C, Bakery, Kebab, Chinese, Indian) are 2 minutes away on foot. Easy driving access both around and into Bristol. There are certain bus routes (76, 3) that run through Crow Lane, but Cribbs is a few stop down and from there you can connect on as needed. I’m actively toying with expanding my drive to accommodate another vehicle, but for now, you’d just have to park on the street if you have a car.

House comes with large fridge freezer, air fryer, hob, microwave, coffee machine and washing machine (no dryer). There’s also currently no oven. Sorry to all the bakers out there! Also, no bath, shower only.

There is a large garden and outdoor space, with plenty of room for someone to add some pots if they’re so inclined. I’m a landscape gardener, so the garden is in an active state of being upgraded.

The house is both 420 and LBTQ+ friendly. You are welcome to smoke in the conservatory or outside. The house is older and hasn’t been fully fireproofed across all materials, so no candles. Incense sticks etc. are absolutely fine. The house is active from around 06:00 when I get up, until around 11-12. It would be ideal if someone worked a full time job over similar hours , but you’re more than welcome to apply if you’re a shift worker. I’m not easily disturbed.

This is my first home, so I’m looking for someone who has a high moral and work ethic. I’m a very relaxed person when it comes to accidents/forgetfulness etc. but any deliberate misuse of the property will result in me politely asking you to leave immediately. There is zero tolerance for bad character or unstable mental health. We all have bad days, but if you’re still throwing tantrums or excusing bad character as a result, this will not work out. Basically, to live with me, you’ll need to be a rational person who is considerate of, and responsible for, their surroundings. You will be allowed to have friends, lovers or family round, but they would need to be consistent and known people. If you’re actively engaged in regular modern hookup activities with previously unknown people, this will not be the place for you. Modern digital workers (content creators, streamers etc etc.) are welcome providing the work is solo and is not intrusive. There is an additional £50p/m for anyone who works exclusively from home.

Why am I initially only considering a female? I previously lived with my partner, and for 5 years we had lodgers living in our spare room. The only major trouble we ever had was with males. Violent outbursts, damage to property, and outright, “wtf that’s so creepy, omg we need to change the locks” name a few examples. One girl was caught sneaking in a man other than her boyfriend late at night, and another didn’t know how loud she was shouting whilst gaming. The comparison over 5 years is not easy for me to ignore.

Why am I renting the room out? Though I’m able to live comfortably on my own without a lodger, I would like to upgrade the kitchen and bathroom sooner than I currently can by saving from my earnings. Renting the room out would speed up this process dramatically.

Final note; the rent will not remain at £600 for a whole year. If you’re a good housemate, we get along, and the house feels balanced, your rent will go down after the first 3 months.
