Double room in a 3 bedroom professional house

Sadly, our housemate Alice has bought a flat, so she's leaving us and her room will be available around mid July (exact date tbc and may be flexible). The room is very spacious and it's located downstairs. It's furnished with a mattress, bed frame, bedside table, wardrobe and a chest of drawers. The upstairs bathroom has a shower over the bath and there is also a downstairs toilet.

The house is located in Horfield, a few minutes walk from Southmead hospital and also really close to Horfield Leisure Centre. On street parking available. Good links to the centre/other areas of Bristol via bus.
The house has a garage for storage and bikes can also be kept in there. The house has a washing machine and tumble dryer.

The rent is 650£ and includes all bills (gas, electric, water and council tax) aside from Wifi (currently 12£ a month each). Deposit to be paid before moving in (around 550£) and references required.

You would be sharing with Angela, professional working office hours at the BRI. I love food, the outdoors and bouldering. I am easy to live with and I'd love to find someone friendly, who respects my space, but who'll also be up for a chat. Basically someone who's looking for somewhere to feel at home rather than just renting a room in a property, I hope that makes sense.

You would also be sharing with Hanna, a professional working at a railway company. I love electronic music, going to events, pub quizzes and the gym. Always happy to have a chat/go for a drink and equally respect your space.

For both of us, being respectful and keeping the house clean and tidy is a must.
We're also responsible for cutting the grass and we take it in turns, so we expect the new tenant to help with that.

Sorry but no pets allowed and no smokers. Private landlord, no agency involved.
