Furnished double bedroom for rent within a home in Horfield (this house is within Bristol Northwest voting area).

Sharing with three others (which includes myself).

The other person is moving out due to moving to do a PDH.

Room is available from 17th August.

The house includes a very large open plan kitchen and lounge with a bifold door into the garden.

Kitchen facilities includes a high branded induction hob & steam oven, similar with the dish washer and washing machine, and an extra wide fridge/freezer. There is plenty of kitchen space including own cupboards & drawers.

The lounge has a wood burner for winter use.

The house includes a large garden. The garden is in the middle of an ongoing project and has 6 large raised beds and a functioning greenhouse.

I recently used to have a cat living here (he passed away), and I may take up looking after another when the time is right.

There is driveway parking for two cars and there is always plenty of street parking space.

Further details:-
1. Rent is £522.50 inclusive of all bills
2. Deposit is £522.50 in advance.
3. Cleaning of communal areas is included within the rent
4. Washing up is pretty much mostly done via the dish washer.
5. Household cleaning products, toilet rolls, communal bathroom products (soap etc), kitchen dish cloths / drying towels, dish washer tablets etc. is included within rent.
6. General recycling is a must and environmentally conscious a preference
7. This is a professional house share (8am-6pm Monday-to-Friday working patterns). In view of this, the house kicks into life around 6:45am mid-week, so it is suited to non-night owl persons who are looking for a calm clean professional house without regular middle of the night mid-week sleep disruption; i. e. it's not a party house!

Preferences:-
1. Age range 25+ due to different lifestyles and need for a decent amount of professional house-share living experience.
2. Vegan/Veggie or similar. Would consider others (person moving out is a omnivore but they didn't eat a lot of meat and was respectful of non-meat eaters, and I have had similar before also).

A brief bit about me (I am the private live-in landlord). I am a professional. Common sense Vegan (not preachy!). I like hiking (member of a local hiking group), camping (I would like to try wild camping), board/card-games, video games, keeping fit, running (part of the Vegan Runners group), bouldering, mountain biking, Yoga, DIY, films and binge-watching decent Netflix/Disney TV series. I have an interest in learning German (German is hard!). Environmentally conscious. Definitely a liberal/lefty in terms of politics. Just started learning the guitar (but not in an overly committed way)

The other people you will be sharing with are share with are two veggies (27 and 36) and myself (vegan), all professionals.
