Sunny room in a warm house

The room on offer is a good sized (10x12ft) south-facing double with a comfy double bed, full-sized wardrobe, chest of drawers, desk and book shelf. Bathroom is next door.
I have a large conservatory (which gets wonderfully warm in the sun!) and a 30ft sun-trap of a garden with patio.
I am separated and two of my teenage sons (age 17) live with me Mon and Tue nights and alternate weekends (Fri and Sat, and Sun). My eldest son is away at Uni but will be around during holidays.
I am usually away on Thursdays and alternate weekends / Sunday nights at my girlfriend’s house in Bath; when I’m away, you will have the house to yourself.
I'm looking for a civilised and courteous lodger who is clean and tidy but not obsessively so! There is a dishwasher, washing machine, microwave etc ( normal stuff, really) and while I don't eat meat, I'm ok with a cohabitee doing so as long as the oven and grill don't get splattered with fat and leftovers get cling-filmed. Additionally, there is a separate fridge for the lodger under the stairs.
I'll provide tea and sugar, loo roll and air freshener (the essentials of life) as part of the inclusive bills arrangement.
House is 5min walk from Horfield Leisure Centre and also very near bus routes along Gloucester Road. 20mins cycle ride from UWE, 20mins from UoB and 5min from Southmead Hospital.
