The property is situated in a modern residential development adjacent to the hospital and the green open space of Horfield Common. It is a short walk to the amenities and bus links on Gloucester Road. Bristol City Centre and Cribbs Causeway are also convenient, as are the many large North Bristol employers such as Airbus, Rolls Royce, the Ministry of Defence, and the University of the West of England.

The house-share is well presented and consists of professional tenants. The room itself is located on the second floor at the back of the building and has a double bed and built-in storage. The property has communal facilities such as a kitchen with white goods, living space, a garden, a downstairs W/C, and a family bathroom with a shower over the bath on the 1st floor.

The rent includes gas, electricity, water, council tax, and broadband.

In accordance with the Tenant Fees Act 2019, we may charge the following fees should the circumstances arise:

• You withdraw from the tenancy
• Failure of a Right-to-Rent check
• You provide false or misleading information
• You fail to sign your tenancy agreement within 15 calendar days
