I am looking for 1-2 a working professionals aged between 30-54, to rent a room in my large semi-detached cottage with me, my 3yo son & my 1 dog.

The property has large open spaces, a huge garden and has 3 toilets, 2bathrooms. It is newly decorated & close to all transport links to Bristol & Bath, the cycle track and shops in both Staple Hill & Kingswood high street are within short walking distance.

We are a friendly and relaxed family, who are well travelled & busy. We are away at weekend sometime, but in our spare time generally we like to;
* attend classes at our gym * cook together * go for a dog walk * listen to music * practice yoga * sit in front of the log burner with some music or a film on.
You will be renting a room, but are of course able to use the kitchen and garden and communal areas
You will have your own bathroom.

My son is settled and in a good sleep routine, so I am looking for someone with a similar work/ life pattern, who isn't in & out if the house through the night much, as this would disturb him, is comfortable around children & dogs.

I have newly decorated the property, so everything is nice and to a high standard.
I am therefore looking for a Tennant who is non smoking, tidy and cleans their space.
1 Bedroom overlooks the wonderful half acre garden and it gets sun all evening in summer, the other is downstairs.
