Small double room available

Hello,
We have a small double bedroom in our 3-bed shared victorian house in Kingswood available from the 1st of January 2026.

The house is near Cossham hospital with plenty of on street parking. It has a kitchen, a living room, a bathroom, a utility room and a garden. Broadband is available but we don’t have a TV license. If you wished to watch TV, purchasing one could be arranged.

The bedroom available is a small furnished room with view on the garden, which contains a small double bed, a cupboard and a shelf. A small desk with chair currently kept in the living room is an option as well. The rent is £300 rent and the bills are additional and come up roughly to £150 on the top of this. So at least £450 a month for accommodation is expected.

The two people currently living in the house are full time carers. They need their home to be a peaceful place where they can rest and recover from their demanding work. It is therefore a quiet house, managed with mature people who are considerate. It is also tastefully decorated with comfortable furnitures. Care in using them would be appreciated.

We are looking for a full-time professional between 30 and 48 years old who is friendly, quiet and considerate. We would like someone who will participate to the housework in a sensible adult manner, without being asked, and who can clean after him/herself.

The landlady does not live in the house but very occasionally visits and stays in the living room for short stays.

Good references from employer and previous landlord/landlady and 1 month deposit are a necessity. The type of contract is a lodger’s contract with a minimum term of three month. We are looking for a long let as it takes time to build a good dynamic between people. You can potentially have visitors/boyfriend/girlfriend but this has to be occasional and negotiated with the other housemates.
