2 bedroom house with me and my cats :)

Hi my name is Jodie (35), I live with my 2 cats in a 2 bedroom house and looking for someone easy going and considerate to go in on a joint tenancy with me as unfortunately my current house mate is moving out. Hoping to line it up between us all to do a clean swap at the most convenient rent due date (Currently 26th of each month).

About me

I spend my time with cosy activities such as movies, bingeing series/anime and video games. I also enjoy bouldering, gardening, aqua-scaping and collecting tiny things for my type tray. I also started going to the gym this year, but building up to it being consistent as I'm still a bit nervous to go alone.

Socially I'm mostly a hermit, but I love to have movie or board game nights with friends (Usually with a few drinks and occasionally cocktails, but I'm not a party girl). Bonus points if you enjoy DnD and extra if you like DMing as a few of my friends would love to get in to it more.

I can be anxious socially so would be lovely if my new housemate became a friend rather than just a lodger. Someone happy to do their own thing a lot of the time, but would be happy to do cosy activities or climbing/gym together sometimes too.

Due to it being a joint tenancy (Meaning we'd both be equally responsible for maintaining the entire house and garden, not just our own rooms) and myself having OCD tendancies when it comes to cleanliness, someone willing to keep the shared spaces to a high standard and stick to cleaning routines is super important as it helps me greatly with anxiety.

About the house

It's a 2.5 bedroom with a large open living/dining room, decent size kitchen with entry way for coats etc, a shared downstairs bathroom with a shower and a large garden. Washing machine, but no dishwasher or tumbledryer.

Your room is a double that goes from the front to the back of the house and has a built in deep wardrobe over the stairs with storage above and another large storage space where the old heating system used to be. (All furniture in the room will be removed before you move in).

Deposit: £475.50
One off admin fee: £50 (£25 each)

Bills: Allow £200 to be on the safe side but depends on our joint usage/time of year. I can go in to more detail on this if you meet the requirements and message me.

To meet the tenancy requirements you would need to earn a minimum of £18k per year. This is set by the estate agents and is non-negotiable, it also means I can't accept zero hour contracts.
I also can't accept students as it would change the rental agreement to a room share which I've been told my estate agents don't offer, sorry.

We have a private drive which we can share if you have a car and there is always on street parking right out front as its a fairly peaceful/quiet road.

I have cats so unfortunately I can't accept any other pets, sorry.

Non-smoking property.

I'm a vegan but don't mind living with a non-vegan so long as cooking areas are kept clean :)

Couples considered on a case by case basis, rent/bills would change most likely to 3 way split.
