Quiet studio with shared garden and parking

Warm, cosy studio with private entrance. A single-size bed, fridge-freezer, and induction hob is provided however there isn't a built-in oven, so you might want to get your own countertop air fryer/mini-oven/microwave.

Bedroom storage: wardrobe, space on the shelf and under the bed suitable for Ikea Kallax storage cubes. There's space opposite the bed for a small desk, chest of drawers on TV stand depending on what you most want.

The bedroom looks onto the back garden, which you will have your own access to so if you fancy trying some gardening, I'd love some help growing more fruit and veg. I always have more rhubarb than I could possibly make crumbles for.

The washing machine and dryer is shared with me and in a separate lean-to next to the studio.

Off-street parking and secure bicycle storage available. Buses M1, 74, 16 and more to the city centre and are very regular, the bus stops are all 4-5 minutes walk away. Airport buses from Airport Road (A4) and Parson Street (A1) take about 20 mins. The closest train station is Parson Street.

About me: I'm 39, male, a digital marketing consultant for charities, working from home (live next door).

Broadband = £15 p/m (fixed)
Council tax: £50 p/m (fixed)
Insurance: £10 p/m (fixed)
Water = approx £15 p/m (variable)
Electricity: approx £50 p/m (variable) - almost £0 in summer due to solar panels.
