My name is James and I am a I live in landlord. I will have a small double, fully furnished room available beginning of January. This includes a new bed, 4 Ft double mattress, desk, chair & bedside unit. There are also shelves, a wardrobe and mirror.

This is my main residence. I work full time and currently work a hybrid of home/office days.

The house is pretty relaxed and quiet. Sharing with one other lodger who has been here for just over a year. He is a full time student. The house is normally quiet after 10pm and certainly isn’t a party pad. Ideally someone who enjoys their own company but can have a good conversation in the kitchen over some food would be great. The house would also suit someone who isn’t exclusively working from home, but this can be discussed further.

The kitchen comes very well equipped, and includes two double ovens, a 5 ring hob, tumble dryer, washing machine, dishwasher (these are all available for you to use) and plenty of cupboard space. I also have an extending table. The kitchen/dining area is quite large and has been ideal for hosting and is the social hub of the house. Space in one of the fridge freezers will also be made available.

There is BT fibre broadband. Off street parking. Garage space if needed and a south facing rear garden.

The house has gas central heating. There is one bathroom which has a shower over the bath along with storage space.

The house is on the border of Knowle West and Knowle Park.
I am close to the 73, 16 & 36 bus stops and a ten-minute walk to Broadwalk shopping centre (though this is in the process of future development).

I am looking for £600 rent, which is inclusive of all bills. I also include various household consumables within this. I do not cover laundry products, personal hygiene products or bedding.
Council Tax Band B.

I have rented rooms here for over twelve years and all I ask is that you're trustworthy, respectful and kind. I have two children (11 and 14) who stay with me occasionally and an adult son (21).

I have a mixture of interests and hobbies, though always enjoy things sport themed especially playing rugby and football. I am a gym member and try to keep as active as I can/able to, I consider myself to be open minded and non-judgemental.
